These Terms of Service ("Terms") govern your use of the Obrodge Realtors website and the brokerage and advisory services we provide. By using this site or engaging us, you agree to these Terms.

1. Who we are

Obrodge Realtors is a real estate brokerage and advisory firm operating in Delhi NCR, with its office at 418-419, 4th Floor, E Block, International Trade Tower, Nehru Place, New Delhi 110019. In these Terms, "we", "us" and "our" refer to Obrodge Realtors, and "you" refers to any person using this site or our services.

2. Our role

We act as an intermediary between buyers, sellers, landlords and tenants. We are not a party to any transaction you enter into, and we do not own, build, develop or warrant any property listed on this site. Any agreement to buy, sell, lease or rent is concluded directly between you and the counterparty.

Nothing on this site is an offer or a binding commitment to transact.

3. Property listings and information

Listings on this site are published in good faith on the basis of information supplied by owners, developers and their representatives. While we carry out reasonable verification of title and chain documents before sharing a listing, we ask you to note that:

  • Prices, availability, dimensions, layouts, images and amenities are indicative and may change without notice.
  • Images may include representative, stock or artist's impression material and may not depict the exact unit offered.
  • Carpet, built-up and super built-up areas may be stated on different bases; you should confirm the basis in writing before relying on it.
  • You must satisfy yourself independently, through your own advocate and technical advisors, as to title, approvals, encumbrances, measurements and compliance before committing funds.

We do not guarantee that any listing remains available at the time of your enquiry.

4. No professional advice

Our advisory commentary — including market observations, pricing views, yield workings and locality research — is provided for general guidance only. It is not legal, tax, financial or investment advice, and it does not take account of your individual circumstances. You should obtain independent professional advice before acting on it.

5. Brokerage and fees

Our brokerage, its basis of calculation and the point at which it becomes payable are agreed in writing with you before we act. We do not charge a fee that has not been disclosed to you in advance. Any applicable Goods and Services Tax is charged in addition, at the prevailing rate.

6. RERA

Where a project is registered under the Real Estate (Regulation and Development) Act, 2016, the registration details are available from the relevant state authority, and we will share the project's registration number on request. You are encouraged to verify any project or agent registration directly on the applicable state RERA portal.

7. Your obligations

  • Provide accurate information about yourself and your requirement.
  • Do not use this site to post unlawful, misleading or infringing content, or to scrape, copy or republish listings without our written consent.
  • Do not attempt to circumvent an introduction we have made in order to avoid brokerage properly due.
  • Comply with applicable law, including in relation to the source of funds used in any transaction.

8. Enquiries and communications

When you submit an enquiry, you agree that we may contact you by phone, email, SMS or WhatsApp about that enquiry and about comparable properties. You may ask us to stop at any time by writing to [email protected].

9. Intellectual property

The Obrodge Realtors name, logo, site design and original written content are our property or are used under licence. You may not reproduce them without our written permission. Third-party photography is used under the licence of its respective provider.

10. Third-party links

This site may link to third-party websites. We do not control them and are not responsible for their content, security or privacy practices.

11. Limitation of liability

To the extent permitted by law, we are not liable for indirect or consequential loss, or for loss of profit, opportunity or anticipated savings, arising from your use of this site or from any transaction with a counterparty introduced through us. Nothing in these Terms limits liability for fraud, for fraudulent misrepresentation, or for any liability that cannot lawfully be excluded.

12. Indemnity

You agree to indemnify us against claims arising from your breach of these Terms or your misuse of this site.

13. Changes

We may update these Terms from time to time. The version published on this page at the time you use the site is the version that applies, and the "last updated" date above indicates when it last changed.

14. Governing law and jurisdiction

These Terms are governed by the laws of India. The courts at New Delhi have exclusive jurisdiction over any dispute arising out of them.
